i need to no if there are three names on a title of a house and one person moves out and will not pay there part of the morgage can you have there name taken off the house. this party's name is not on the loan my mother put her name on to protect her intrest but over the years she refinance the house and put my mother in complete det so i and my mother got the loan in our names and my sister is not on it anymore my question is she did not fullfill her part of the bargin and left my mother with a huge loan on the house and moved out can we take her name off the deed since she has not been paying for it for over 2 years but she want's to reak the benifits years down the line is it leagel to take her name off the deed rita

There is no simple procedure for doing that. You can do what smithsussane said, or you can file a "quiet title" lawsuit.

Taking your mother's name off the title of the house won't be difficult. A quitclaim deed would suffice to do so. It is used to transfer one's share of interest to another without the guarantee whether the property has any lien on it.
