As you've a poor credit and don't have equity in your property, you won't be able to refinance the mortgage. None of the lenders will be ready to give you a loan refinance unless you've excellent credit scores and around 20% equity in your property.
best way is to improve credit score.....
refinace is really not an option for you. if you've had a financial hardship you would be a prime candidate for a loan modification.
