in a community property state if you are separated cn the spouse living in the home take a 2nd mortgage on their own
If you are separated but on the deed, you are both owners of the property.
Separation does not chnage ownership and I would think in a community property state both would need to sign and both incomes and both debts and both credit history would be part of the mortgage process.
