Thanks for the comment, I have a great testimony, My credit score is 840 now, I finally got approved for a credit card, I have 2 kids and needed my own house as well as a car , I could not get approved for a loan based off my credit. I needed the increase FAST ! I didn’t have much in my name, I had 2 student loans, one paid off half way, one does not start payments for 6 months.. I had one bank account that went to collections for identity theft. I had 8 hard credits from past and present I didn’t know where to turn and I needed HELP, After a lot of hard times of being in debt and can not get my house back, I could not get any done, I found it so hard to make life for myself, I tried to get loans from different companies but they could not grant me any because of my low credit score, everything was going sour till I met a computer expert who helped me increased my credit score and clear the debt on my bank account, he improved my credit score and aIso clear my credit debt,I want to thank SWIFTHACKGENIUS (@gmail.com) for restoring my credit score to better, He helped me removed all the negative items on my credit and the charge offs, He also did a tremendous job my removing my identity theft bad record, He literally made a great transformation in my life. debit entries in credit report

How long will take for the a mortgage company to post an entry after reinstating a property that is in active foreclosure. I live in florida
It varies by bank - it could take a while as many are slow about setting things straight

My wife cosigned for a car loan for our son in indiana. Our son passed away in jan 14. Is my wife liable for parking ticket fines accumulated while our son had the car?
Yes..after your son's death, the whole responsibility of that car belongs to your wife...as well as the accumulated parking ticket fines. So, she will have to pay them.

Your only hope is the FHA Back to work program - to be eligible you would need to document that the cause of the BK and foreclosure was a loss of income to one of the main bread winners. If that cannot be done you are looking at a wait of 3 years after foreclosure and 2 years post BK before being eligible - what was the cause of the foreclosure and BK?

Mortgage Payment Reporting

I filed Chapter 13 nearly 5 years ago and am nearing the end of my repayment plan. My mortgage payment was never late prior to the BR filing and has never been late during the course of repayment. However, I recently discovered that my mortgage company hasn't been reporting my on time payments. This is concerning to me because I feel I need all the help I can get to re-establish good credit and reporting my on time payments would really help. Is my mortgage company's failure to report a typical practice?
Was the home included in the BK - if it was then this may be why they have stopped reporting - I would contact them to see why and if they will change their practice for you.

What kind of credit does a co-signer needs to have in case he or she is co-signing for a home?
The credit of the co-signer should be quite good in order to get qualified for a co-signer. It should be in the range of 700 or more.

It really depends on the loan program and bank - if FHA or VA maybe as low as 620 - for conventional the higher the better - keep in mind their ggood credit will not help you if you have poor credit - eliibility is based on the lowest middle score of all borrrowers.

A co-signer needs to have good credit score say 700 or more than that when he is co-signing for a home loan. Only then he will be able to become the co-signer for the loan.

There is at least one lender who does not care what the credit score or credit history is for a Non-occupant co-borrower for an FHA mortgage.
So, if an FHA mortgage covers what you want to purchase, you could use that lender.

Building credit score

We are willing to go for owner financing but buyer will have to improve his credit score. How can we help them in building their credit score?
You can ask the buyer to pay off their bills on time, dispute and remove the negative items from their credit report, take out some new credit with the help of secured credit cards, etc. in order to improve their credit scores.

Do you know and can you tell us what the Buyer's credit score is now?

I ask only because the score may be OK for a mortgage now.

Any advice we might give to improve credit scores is somehwhat dependent upon whether they are simply new to history and do not have any credit history or whether they have bad credit scores due to bankruptcies, charge-offs etc.

Hi Kenny,

I do not think there are any lenders who will be willing to loan money to borrowers with such low credit scores. After the real estate crisis, the lenders have become quite particular regarding credit scores.

Well, you will hardly find any lender who will want to provide money to the borrowers who have 510 as their credit score. However, there may be very few lenders for it. In that case, the lender will charge exorbitantly high interest rate on the loan.
