does a signed quit claim deed ensure the buyers rights to the property or can the seller still have rights that were not listed and not known to the buyer - and does it make a difference if the property was transferred for a zero dollar amount or land exchange in the state of tennessee?

Yes, as long as it's drawn up with only the buyer(s) on Title, and recorded properly.

No - unless you have another contractual agreement that provides the seller with such.
And the above is only acceptable if the home is paid for free and clear.
