My parents live in TN. and want to quick claim their home to me & my sister. How long must they live after the QC is filed for it to become valid?

There's no such condition that a person has to occupy a property after the quitclaim is filed or else it won't be considered as valid. However, there is a time period as per state laws, within which the quitclaim deed should be filed in order to make it a valid one.

John, after the deed is made, notarized and recorded with your county recorder's office it would become valid and will result in transfer of ownership in your and sister's name.
After the deed is recorded they may immediately leave the house if they wish to. I would advice you consult an attorney for properly completing the title transfer.
