How to change TX property from JTROS?

my wife has died, and i was told that before i can refinance my texas home that i need to change the title from joint tenancy with right of survivorship to my name only. is that correct? i was also told that a affidavit of surviving spouse needs to be filed in our county (wise). i was also told that a "affidavit" cannot ever change a title.

Hi jjerry,

As your wife is deceased, you should remove her name from the property deed. Once you do so, then you can refinance the mortgage in your name. You need to file an affidavit of heirship at the county recorder's office in order to get the property transferred in your name.
