Will affidavit of heirship work for me?

My father died in 1995 but my mother never probated his will. She died this year and has a will. I am an adopted only child. The deed to their home is still in both their names. Can I get the deed transferred to me with a single Affidavit of Heirship covering both of them? Will I need to wait 5 years to sell the property? Will I have to probate her will anyway? Property is in Dallas County, TX.

As your father and mother, both, have left a will each, you need to probate them in order to get the property transferred in your name. You cannot go for an affidavit of heirship to get the property as both of them had wills.
