i need to refinance a lot loan for a golf course property, $45,000. my wife paid $74,000 for the lot 2 years ago, prior to our marriage and has a 45k balloon due this month. i would like a 10 year term if possible, i have good credit and low debt.

I'd contact your current lender, since they offered the lot loan they may still have a loan program for you to refinance into. Otherwise I'd call some local community banks in the Ft Worth area as lot loans are still widely available in Texas.
Were you able to find a lender? I have a very similar situation in Texas, Walker County to be specific.

I too would be interested in anyone doing lot loan refinancing. My wife and I own a lot in the Dallas area and it's been virtually impossible to find anyone that offers anything resembling reasonable terms.

Do you have equity in the lot which you're planning to refinance? Do you have the required credit score? Unless you have a good credit score, good income, equity in your property, etc., then none of the lenders will be ready to give you a mortgage refinance. This community has a large number of lenders. You can seek a no obligation free mortgage quote from them and get to know whether or not you will be able to get a refinance.
