Married couples and home loans in Texas

Posted on: 07th Mar, 2012 03:15 am
I bought my first home a couple years ago by myself. I am recently married and we are thinking of getting a bigger home in the next year or so. We live in a college town and know we can easily rent this home out. My husband has never bought a home before and has good credit, low debt so on. Would he be able to buy a home by himself without issue even though we are married? I know lenders are not liking the idea of people renting their home and buying another (having two mortgages) because of the "buy and bail" issues so I was wondering if it would be easier and possible to have my husband purchase a home on his own? I didn't know if the lender would treat my mortgage as his because we are married.
Thanks!
On FHA loans, the non purchasing spouse will have their credit pulled and their debts added to the purchasing spouses liabilities.
On conventional loans they will not.
So with good credit and a little down.... this isn't an issue

Hi KAYLAKAT!

Welcome to forums!

As far as I know, if your husband has the required score and income, then he will be able to get a conventional mortgage on his own though he is married.

Feel free to ask if you've further queries.
