We are under contract for a 6 lot area of a small city, Lott, TX Falls County and there is a site built house on it and also a "mother in-law" trailier on the property also, skirted and connected to water, sewer, and electric. It has been on the property for several years. The site built house is 4 years old. We have been told by our lender that he "can not make a loan for the property with the 'chattle property' on the site built house property", for there are no mortgages for "any" manufactured housing in Texas.
How can we show the seller that the 'manufactured house' must be moved or destroyed, as it is we have an "invalid contract" for the purchase?

That's a ridiculous statement - get another Lender.
