Transfer title of property after death

My grandmother passed away in 2005 and the 3 surviving daughters inherited her mortgage free house in Texas. Her will has been probated but my grandmother's name is still listed as property owner. How do we get ownership transferred to the 3 heirs? Sister A has lived in the house for years and paid all maintenance and property taxes, while Sisters B and C live elsewhere and do not pay any maintenance or taxes. Would it be better to have title in Sister A's name only. If so, how can we ensure the other 2 sisters receive their share when the property is sold or when Sister A dies?

You've mentioned that the will has been probated. The will should now be recorded at the county recorder's office. While you record the deed, the property would be transferred in the name of the 3 heirs. If the other 2 sisters want to transfer the property to one of the sisters, then they can sign a quit claim deed and do so. However, it's better to keep the sisters name on the property deed in order to receive their share of the property when it's sold off or when the Sister A dies.

Does will always need to be probated before a name change of title can be done. and what would be the best way to hold title on for father/daughter and so taxes remain same wihtout going up. also so as to be the easiest way to sell in case something happens to either father or daughter.

If there is a will left by the deceased person, then it needs to probated in order to divide the property amongst the heirs. Once the property is divided and transferred, the property taxes will be assessed once again and there may be some changes in the taxes.
