Purchasing Real Estate in Texas

My husband and I are purchasing some unimproved land in Texas. The title company insists we have to purchase it under a Special Warranty Deed. We'd like to hold it under a "Joint Tenancy with Full Right of Survivorship"? Can that be done LATER since the title company won't INSURE the sale under a Joint Tenancy since that's NOT the way the property was conveyed to the ORIGINAL owner?

As far as I know, you can change the deed later on to a "Joint Tenancy with Full Right of Survivorship". In order to close the deal, right now you can go for a special warranty deed as your lender has suggested.
