Quick Claim Deed procedure

I have water view property on Galveston Bay, Tx. that sit behind a right of way of approximately 30 feet to the water. Can I file a quick claim deed and will the state require payment for the land? Is there a requirement to provide a survey with the filling of the quick claim deed? Will it change my tax classification from waterview to waterfront.

Hi Jiman,

If you want to transfer the property to someone else, then you can definitely use a quitclaim deed. I don't think you would require a survey before filing a quitclaim deed. However, to be on the safer side, you can definitely take the opinion of an attorney in this regard.

My nieghbor have a oiece of property that is 6 ft X 56 ft on the back of my property. She has a rather large fence on the other side of that 6 ft. I have to maintain this property because she is not friendly and is rude. If I don't maintain it, it will make my yard look bad. I was told I can quick claim this property because I am the one maintaining it, is this true.

You may adverse possess the property if you're maintaining it. In order to know more in this regard, you should contact a real estate attorney and take his/her opinion in this matter.
