Texas Warrenty Deed

My mother passed away in 2007 and my father passed away this year. I am the Executrix of his will. My brother wants to buy the house and we have agreed on a price. My other brother and 3 sisters agree with the price and selling to him. Can I use a Texas Warrenty Deed form to transfer the propert to him? Just fill in the information, get it notarized and file it with the county clerk's office? There is no lein on the property, it is free and clear.

You will have to probate the will before you transfer it to someone else. After the probate, the property will be divided among the beneficiaries. After this is done, the owners of the property can sign a warranty deed (provided there is no lien on the property) and transfer it to the brother who wants to purchase it.
