Once again this answer for this question depends on where the property is located.
In CA, for example, to have his name removed from the title all that is necessary is a certified copy of the death certificate & a copy of a Preliminary Change of Ownership (PCOR) sent to the county recorder's office (call the correct county recorder's office for the procedure details).
If there is a home loan or mortgage encumbering the property there may be other details that need to be addressed. In some situations a loan can be called ]due & payable in the case of a title change.
Please check with the lender &/or an attorney.

Is there a will or a living trust?
