We rent in Arlington VA and want to know how much the house is worth?

Can we get the house appraised without the owner of the house knowing? She is a friend and we think she is looking to sell and we want to see if we can get pre-approved for the amount of the house.
zillow.com will give you the market value of a house. If your want to know if you can get the money just ask the lender to see the max amount you can be approved for because you do not know the selling price at this time.

As stated above, zillow.com is a website with values and sales in the area. There are also a few others, propertyshark.com, cyberhomes.com, yahoo real estate. All of these websites are more than likely going to give you different values. If you look at 2-3 of the sites and look more into what the home is being compared to you should be able to make your own educated estimation of the value. You're not going to be able to just have an appraiser come out there with no interest in the property, unless you make the owner aware that you may be interested in purchasing the property. I would go to realter and ask them to run some comps for this property. Even though the online sites give you data, most of the times, it may be too far away from the current market situation.

Especially if you are really serious about buying this house, please get a realtor.

It will not be possible for you to get the house appraised without informing the owner as you do not have any interest in the property. There are some websites, as have been mentioned in the previous posts, that will give you some idea about what the house could be worth in the current market. What these sites state might not be accurate, but still it will be enough for you to get some idea about the house's current valuation.
