Does Wells Fargo usually deny loan modification?

Posted on: 14th Jan, 2008 05:21 am
Wells Fargo denied our loan modification. When I called them they took information AGAIN to do a loan modification. Is this something they typically do, deny you the first time?
Colammy, I have been going through the same things you are with Wells Fargo since December. They are very hard to work with I am on my second repayment trail period. My payments now are more than my payments before. My 3 months are up on 8/11/10 hoping this is the last one. Remember you can always ask for another chance to qualify for a repayment plan if they don't approve this one. I will let you know how I did when its over

I have two mortgages BANk Of America 1st. Wells Fargo 2nd. BOA worked out a modification with. It took over a 1 year. They spread out our late payments and reduced out rate. I have been trying to get Wells Fargo to do the same. After 4 attempts again denied. Our payments are 484.00 at 6.7%. Their explanation for denial. My spouse only has 4 months left on unemployment. Not enough income. What should I do next?

Hi marienick!

Welcome to forums!

If your spouse does not have required income, the lender will not be ready to offer you a loan modification. There is hardly anything that you can do in this regard. You will have to pay off the dues as per the payment plan you have. If you don't do so, the lender may charge off the mortgage.

Feel free to ask if you've further queries.

Hi Lindamcf,

You should contact your lender and apply for a loan modification. The lender will check your financial situation and let you know whether or not you would be able to get a loan modification. This will help you in reducing your interest rate which will make it affordable for you to pay off the loan.

Thanks

lost $3600/month in income/went thru remod after 6 months finally told did not quality, Wells Fargo hit our credit for 120 days late because they told us to pay reduced amount..now financially we are back to normal so WF then remods to increase our mortgage by $120/month (which adds 35 thousand in additional interest) because we were 11 thousand behind!!! My credit is ruined so forget getting a new loan..WF really knows how to mess up hard working people!!!! I will get away from them ASAP and never suggest anyone to use them!!!! No one should try to go for REMOD!! just pay what you can every month, either way you are screwed!!!!

I AM UNEMPLOYED SINCE JANUARY 2009. MY UNEMPLOYMENT CHECKS ENDED APRIL 2010. MY HUSBAND IS 76 YEARS OLD AND A PART TIME CASHIER IN THE SUPERMARKET. I AM 61 YEARS OLD AND CANNOT FIND EMPLOYMENT. MY MORTGAGE PAYMENT IS $1,019 A MONTH. I PAID $500 FOR AUGUST, SEPTEMBER AND OCTOBER. THEY APPLIED MY PAYMENTS TO THE INTEREST AND NOT TO THE MORTGAGE PAYMENT!! ON PAPER IT LOOKS LIKE I AM IN DEFAULT!!! WHAT IS THEIR PROBLEMS. THE LEFT HAND DOES NOT KNOW WHAT THE RIGHT HAND IS DOING. THEY SAY THAT DEFAULT IS NOT IMMINENT. THEY SAY I HAVE THE ABILITY TO PAY MY CURRENT MORGAGE PAYMENT USING CASH RESERVES OR OTHER ASSETS. I DO NOT HAVE THESE RESERVES AND ASSETS. WHAT ARE THEY TALKING ABOUT. THIS IS A HORROR STORY AND WE ARE LIVING IT!! WE ARE VERY STRESSED AND NOW WE ARE SERIOUSLY CONSIDERING NOT PAYING OUR NOVEMBER MORTGAGE (NOT EVEN A PORTION) YOU'RE DAMNED IF YOU DO AND DAMNED IF YOU DO NOT!!! THEY HAVE ALL OF OUR PAPERWORK AND OUR HARDSHIP LETTER. MY HUSBANDS INCOME DROPPED FROM $40,000, TO 27,000 AND THEN TO $20,000! THIS YEAR IT WILL PROABLY BE $15,000!! IF THAT IS NOT A FINANCIAL HARDSHIP, I DO NOT KNOW WHAT IS AT THIS POINT. EVEN IF I GET EMPLOYMENT, IT WILL BE FOR MINIMUM WAGE AT THIS POINT. I WILL STILL HAVE A HARD TIME PAYING MY MORTGAGE AT 7%. CONSIDERING HIRING A LAWYER.

Susan, I don't believe that a lawyer will be much benefit to you. If there is a NACA office nearby, you'd do well to discuss this with them. NACA has special relationships with most every lender, Wells included, and that helps them to get modifications and workouts accomplished.

That you may or not make your November payment isn't all that consequential, frankly, because your situation is not dissimilar to thousands of others, who are also seeking modifications...from Wells, BofA, Chase...on and on...the names are legion now.

If you can't get with NACA, try and hook up with CCCS or another of the non-profits that help folk...trying to do this on your own is tedious, difficult and most frustrating, I know; but with the assistance of one of these agencies, you'll have relief from lots of the annoyance that overtakes borrowers, and you will probably do much better than you even anticipated when you first began to think about seeking assistance.

Wells is now denying the modification even if you met all trial payments. We did the trial and at the end they sent us to forclosure. Thats right, we gave them all new paperwork and they still sent us to forclosure.
