Other avenue to have name removed from quit claim when individual will not sign quit claim

I filed a quit claim to put my boyfriends name on the deed to my house. Now I have sent him a quit claim to sign to take his name off the title and have it revert back to just my name. He won't sign it saying it is not legal and wants a copy of the recording., because he said he never signed anything in the first place. I know that the Grantor is the only one that signs, not the Grantee. I informed him that all it is doing is taking his name off the title to my house. My home is in Wisconsin. Is there any other way I can get his name off the title to my house. Thank you

Hi hansenblnd,

You cannot remove his name from the property deed. He will have to sign the quitclaim deed and transfer the property to you. Both of you can visit a real estate attorney and he would be able to explain the details of recording to your boyfriend.
