Does simple assumption relieve one of financial liability?

We have a house in Michigan in my husbands name and our daughter and son-in-law live in the home and make the mortgage payments etc. We would like to get the house out of my husbands name and be relieved of all financial responsibilities. They have ruined my husbands credits by not paying the property taxes and getting behind in mortgage payments. Our daughter has committed fraud by sending the financial institution letters signing her fathers name for authorization for them to talk to her. She had changed addresses and phone numbers and that is why untiil recently we new nothing of what was going on.
Sell it.

Let me get something straight. You don't want them to talk to the lender, but you want them to assume the mortgage?

You can't change a house's address. Or at least it would be difficult to do. Or maybe I am just misunderstanding. If you own the house you can have them removed and sell it.

Assuming a loan is not an easy process and most lenders do not agree to it. You have to talk to your lender about this and inform him.

Hi Susie,

If your daughter has commited fraud, then you'd better talk to the lender about it. Make him realize that it's not your fault. I have a question here. I think the loan had been taken in your name and that's the reason why it can affect your credit. Does the lender know that your daughter had to make payments but they didn't? I think you need to talk to the lender asap and settle for things accrodingly.

Hi Susie,

Simple way to get rid of this problem is to talk to your daughter and ask her for mortgage assumption. I know it is not very easy to make mortgage assumption but that is the only way. And even if then your daughter does agree for mortgage assumption then you should talk to the lender and let him know the situation. You can even bring legal allegation against your daughter as she has committed fraud.
