Father inheired 3 deeds on property in Midland, Texas. Passed away in Calif

Father inheired 3 deeds on property in Midland, Texas. Passed away in California in Aug 2010 and was the only survior of his parents, he had 2 siblings that passed away before he did. He had a living trust. The company handling 2 of deeds says that he did not state who "exactly" the deeds would go to when he passed away, so they are defaulting the deeds to the former owner, his mother, saying it defaults to all 11 of his mother's grandchildern, instead of just my dad's 4 living children. The living trust states everything goes to his 4 children, except a couple of things, i.e. pickp-up and guns. The Company states that it is Texas Law to revert to former owner unless the living trust states exactly who the deeds go to. Is this a true statement? if so, how do we get everyone off the deeds that are not my father's children? Use Quit Deeds with the ohter 7 grandchildren of my father's mother?

If the properties are in a living trust, they should not be transferred to anyone. They should stay in the trust.  The trust should state who the new beneficiaries are.  If they are dead, you should consult with a local probate attorney.  I do not know of any circumstance where the property should go to the previous owner.
