I am looking for a home loan under 50k. Prefer 30 yr fixed rate. FHA or conventional. have property picked out.

Loans below 50k might be difficult to get but you can search among the local lenders and check if they can offer you. What is your credit score?

You may have to contact the lenders who offer personal property loans and check out if you can get one. Conventional or FHA loans for such a small amount may be difficult to get.

How come ? There is no risk at all .Who can't pay $150 per month mortgage?

The lenders are concerned about their own benefit and profit. Mortgage loans of low amount won't help them earn much profit so they avoid making loans under $50k.
