Lender rights after rejecting quit claim deed

I sold property to a well-heeled buy. I am the private
mortgagee. The buyer wants to quit claim back the property he bought trom me a year and a half ago. I do not want the property back. I want the buyer to pay the mortgage.
Do I have a right to the mortgage payments?

Yes but if he doesnt pay it will cost you money to foreclose and get the property back If he is dead set on walking away maybe ask for a lump sum to buy out and then take it back -  better than nothing and much better than having to pay to fight him in court Brian Barnes Nationwide Mortgage Loans Brian@Aimwithfocus.com

To get the buyer should your mortgage burden, you'll have to refinance the mortgage loan in both of your name. As for the buyer's rights, you'll have to continue making the mortgage payments.
