My wife and her mother were on the mortgage. They have both passed away. I was not on the mortgage, but the deed is in my name. The bank won't put my name on the mortgage, although I am the one who has been paying the mortgage for several years. I am retired and they say I do not qualify. Can i get a non-occupant co-borrower and apply for a mortgage or refinance? What do you suggest?

Unless you have the required credit score and income, lenders won't let you assume or refinance the loan. You can get a non-occupant co-signer and apply for a mortgage refinance in order to get it transferred in your name. However, the co-signer should meet the required criteria of the lender in full.
