hi, My grandmother died in March of last year, leaving No WILL. She has property in NC with only her name on the DEED. I have one brother and one sister. I pay the tax on the property. they want to sell the property however I do not. We have not put this property through probate court in order to change the name on the DEED to out names. So, I am wanting to own the property but without having to buy them out.

You cannot use a quitclaim/warranty deed now as your grandmother is deceased. You could have asked her to transfer the property to you using a quitclaim/warranty deed before her death, then things could have been easier for you. As she is deceased, you and the other heirs will have to file an affidavit of heirship at the county recorder's office and get the property transferred in your names. Then, you need to buy out other heirs and get the property transferred in your name.
