my girlfriends aunt quit claim her property to her before she pass away in 05. The aunts daugther now shows-up after 15 years and wants the property eventhough a superior court judge award the title of land to my girlfriend during a trial. My girlfriend has been paying the property taxes since 02 while the daugther has been staying for free. The daugther did file a quiet civil action case the court now has ownership of the property from what I understand. The daugther is not going to proceed because she just wants to keep staying there for free. So can my girlfriend file a civil action case so that the judge who award her the title to land can resolve this matter as he stated that most like he would be the one who would preside over case once it follow the precedure. Because it falls under his jurisdiction.
