Lender rights when borrower wants to Quit Claim property back to lender

A well-heeled buyer bought property from me. I am the mortgagee. Buyer wants to quit claim property back to me. I do not want the property back. I want the buyer to pay off the mortgage with me. Do i have a right to buyers' payments?

To get the buyer should your mortgage burden, you'll have to refinance the mortgage loan in both of your name. As for the buyer's rights, you'll have to continue making the mortgage payments.
