Can we use a Warranty Deed?

Recently my Aunt passed away leaving everything to my mother. My Aunt owned her house and land (no liens and no mortgages) when my mom's goes to sell the property, if she sells it for cash can she do a warranty deed to transfer the property. The reason behind me asking is my Mom lives on social security only and can not afford a lawyer, or real estate agent and I am just trying to help her.
