My parents died in 2002 and I want to sell their 40 acre parcel of land.

My parents died in 2002 and I want to sell their 40 acre parcel of land.

My father died first so the property transferred to my mother and she died a few minutes later. She had a will and named me and a brother as executors. My brother doesn't want to be involved with the property anymore. How do I sell the property? I have a irrevocable power of attorney. Will that help to sell without the brother?
