Warranty Deed between family members

My older sister is wanting to do a Warranty Deed transfer on our home in Florida to my mother as a gift since my mother and minor sister are living within the home, the property is paid in full with no balances owed. The property value is $122,000. What are my tax implications? Will I owe tax on the $122,000 as income? If we sell the home for more than it's worth, will we have to pay capital gain? If we sell it for less than what it is worth, do we NOT have to pay capital gain?

You need not pay any taxes on the real estate gift your older sister is giving to your mother. However, if you sell the property, then the capital gain tax rules would apply, wherein you'd have to pay taxes, as deemed fit. In any case, consult a tax professional for better guidance.
