Will Novation remove my ex girlfriend from my mortgage loan and property deed?

I currently own a house with my now ex-girlfriend, she wants out as soon as possible but I do not want to sell. I would like to refinance and have thought of a Quit Claim Deed but just heard of Novation. How would that work for me to get her off of my mortgage loan? I have been paying the payments myself, not her.
