how do i reverse a quit claim deed

As your name is not mentioned on the property deed, you won't be considered as the owner of the property. Thus, you cannot take any decision regarding that property. You will have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name. Then you can sell off the property.

if the grantee of the quit-claim deed dies does it revert back to the original owner, the quit claim deed was never recorded,also if I redo another quit-claim deed to another party and record it.would that undo the original quit-claim deed with the party that died. Are the relatives intitled to the original quit-claim deed.

Though the grantee of the quitclaim deed dies, it won't come back to the grantor/original owner. The heirs of the grantee will be able to claim the property. Once you have transferred the property to someone else, you can't redo it.

i was advice to do a quit claim deed during my divorse and that my ex was going to do a refinance as soon as she can, but that never happen. what can i do about it?

You may sue your ex. However, you can even consult an attorney in this regard and then think of taking any action.

I signed a quitclaim on my mothers property,sense then she has past on. can I get the quitclaim reversed?
