adding your mother's name to the property deed will not make her responsible for the mortgage. it will only make her an owner of the property. however, if you refinance the loan and include your mother's name in the loan docs, then she would become liable for the mortgage dues. you can get sample quitclaim deed forms from the given page:

When my first husband bought this house, we all moved in and they automatically put my second husband and myself on the deed. We need to take my current husband off the deed, because we are getting a divorced and we only want the deed to Show my first husband whom the mortgage is under his name and so he is the primary deed holder. I TOOK MY SELF-PREPARED QUITCLAIM DEED TO THE COUNTY CLERK OFFICE IN JERSEY CITY, NJ AND I WAS TOLD THAT I NEEDED AN AFFIDAVIT OF CONSIDERATION AND A GT3 FORM. IS THIS TRUE?
SORRY, I FORGOT TO MENTION MY QUITCLAIM DEED IS FROM HUSBAND TO WIFE SINCE WE ARE SEPARATING... SO WHICH AFFIDAVIT OF CONSIDERATION IS THE ONE THEY NEED AND WHAT IS A GT3 FORM? PLEASE HELP ME?
