My mother wants to take her and my dad\'s name off of their home and put my name on the title but she also wants to put a lien aganst the house. What forms do we need and or who do we need to contact to do this? We really need to save as much moeny as possible in making this happen?

Since California is a community property state, therefore if you've bought the home after marriage your wife will be getting half of the ownership as joint tenant. Now, in order to add her name to the title, you can use an interspousal transfer deed and sign it over to her.

Im paying off a land contract on a home. What type of quick claim deedwould iuse to get previous owner off the deed and my wifr and myself on the deed.

I think lease to purchase contract will be a good option for you in this situation to get the ownership on your name. You will need just a certain amount of money upfront as down payment. And then you can pay them off on a monthly basis.

Is it necessary to consult a lawyer tocomplete a quick claim deed when parties comcerned are in agreement?

Though quitclaim is a easy process but tt is always better to take help from an attorney when you are dealing with property transaction. He will help you to make the deed valid for you.

I am one of 4 children that share in the property of our deceased parents. One brother is interested in selling his 1/4 share to anyone that wants to pay for it. I wnt to know if any of these online forms will do the job since it's only for a portion of the property.
I am sorry I forgot to mention, we are in the state of Tennessee. We have already had the property deed changed to reflect all our names. We did use an attorney to do that. Due to cost and this seems so simple, I wanted to know if we actually needed an attorney to do this. I am the one interested in paying him for his 1/4 % interest in the property.

I think you should take help from an attorney to make the transaction valid and avoid any future confusion. Is it a mortgaged property? If so then your brother need to take consent from the lender before transferring the property to you.

Larry, thank you for responding. There is no mortgage on the property, the deed is free and clear. The only problem is that I am on a fixed income and I have contacted attorney's and they are quite expensive. I cann't afford to pay a lot to have this done. I am not exactly who should be the responsible party in this matter. Since he is the one that wants to be bought out is it his responsibility to get the proper papers? And finally,
if the forms bought on the net are notorized wouldn't that make them valid? Sorry to have so many questions, but I have no knowledge whatsoever in these matters.

You are right that it is his responsibility to hire an attorney as he is buying the property and I actually meant that . BTW even if he buys the property on the net and notarized and record it then it will still be considered valid.
