Well, I am long time lurker here. I am planning to purchase a mobile home soon. Now my doubt is how to know whether there is a federal tax lien on the home?

Mobile home without land is treated like a car. As much as I know, there are no lien recorded on title of a mobile home except the lender's liens.
You can check the seller's title and come to know what liens are there on the title. At the time of purchase, while you take a new title transfer to the title transfer desk, they will be able to tell you about any outstanding property taxes and won't let you transfer the title until the outstanding taxes are paid.

Before buying a mobile home you must contact the County Clerk's/Treasurer's office to ensure that there is no tax bills or lien against the home.

How did you get the ownership of the mobile home? Was it given to you through a quitclaim or a warranty deed? If the title was transferred through such a deed, you need to take the notarized deed to the Dept. of Motor Vehicles and get a new title issued in your name.

im purchasing a mobile home by making payments directly to the couple I am buying from. I just realized the copy of the title we recieved (we dont get the original until paid off) is not in either his nor her name. what do I do?

How did you come to know the title is not in the couple's names? If it is true then who is the actual owner of the property? You should immediately stop making the payments to the couple. If you entered into any kind of agreement with them, where they claimed they have the free title to the property, you can sue them for providing you with false information. This is one kind of a fraud.

do not take any risk. it is good that you have identified it. It is very much clear & evident that they are not owner of proerty. now you should think about how to get money back

You need to contact with the Department of Motor Vehicles in your state. They will verify if the property is actually owned by you. You will be required to submit some proofs like you driving license, etc. in support of your ownership claims. Once the DMV is sure you are the owner of the mobile home, they will issue a duplicate title in your name for your mobile home.

I am thinking of buying a double wide on 3 acres ;from the bank-they can't seen to locate the title.my question is lwhat do I need a title for on a cash sale-and how lwould I go about securing a title?

We are currently trying to sell a mobile home that has been in my family since 1975 and the original title was lost in a house fire last year. The title company has been unable to locate the mobile in any records and is willing only to insure the land but not the house. Is there anything else we can do to satisfy the title company?
