Well, I am long time lurker here. I am planning to purchase a mobile home soon. Now my doubt is how to know whether there is a federal tax lien on the home?

If the current owner signs over the title to the mobile home to you, he will release all his rights to the property. He's unlikely to do that until you pay him off in full. At the same time, if you pay off the mortgage in full, what is the guarantee that the owner will sign over the title to you? Therefore, you should contact an attorney and get an agreement drafted by him. The terms of the agreement should determine when and how the property title should be transferred to you once the owner is paid in full.

I'm thinking about buying a handyman special mobile home, but the owner says they never had a title. So i was wondering if there was any way that we could apply for a new title, kinda like when you buy an old car with no title?? any help in this would be great.. $500 is all they want so it could go fast, I would like to take it if there is a way that I can have a title.

If the title to the mobile home is lost, I believe you can get a new title. You need to contact the local office of the Department of Motor Vehicles to know how you can get the title in your name. They should be able to tell you what papers and forms you need to fill out and what proof of ownership you need to produce to get a new title issued in your name.

my dad purchased a mobile home on a foundation in pennsylvania and has a recorded deed with the county , it is taxed as residential code, however, the old owner has a title with the dept of motor vehicles. We want to sell the property with the home with all its improvements and attachments, however, bank financing with a title, especially someone else's wont work . we want to sell it with fha availability. 20 yrs since purchased, the mobile home company and the old owners wont help and we feel it is something easy that we can do ourselves.

We have 3/4 of an acre in Wyoming County, PA
and want to put a double wide on it. I heard of a
20/20 law which states the home can't be placed unless
there is unused land 20 feet on all sides.
Is this correct? And if so, does this apply to all counties in PA?

we received the title of our manufactured home and had not paid off loan we still have it the loan company said never mind they made out a new title can that be done

Unless the mortgage loan is paid off, the lender won't be able to give you a free and clear title. You should clarify the whole matter with the lender and if required take the help of a real estate attorney.
