Quit Claim Deed - Forged signature and not notarized

quit claim deed - my signature was forged by my husband, my forged signature is not notarized, his own signature is notarized. the deed was filed, not sure how it was recorded, since all sellers signatures have to be notarized under minnesota law. of course, it shows no purchase price, just the transfer of property, which was worth approx. $400,000.00 at the time. is there any i can do?

you can file a complaint against him with police.apart from this you can also file a petiion in a civil court where you can sue him for the losses.

Hi ginger,

Forging someone's signature is a fraudulent act and calls for serious punishment. If your husband forged your signature, you should bring criminal charges against. He did not even get the deed properly notarized. This puts a serious question mark on the validity of the quitclaim deed. What you should do now is, consult a lawyer and take this matter to court. If you can prove that the signature on the deed is not yours, the court can reverse the transfer and declare the quitclaim deed invalid.

my name was signed by someone not me to transfer my property to someone else. It was also notarized and changed on the records. the last name was also misspelled but my name was spelled properly above the printed misspelled line to sign plus my name was misspelled on the quick claim deed. What is the punishment. I do have a lawyer but would like to know what happens to the notary and also signer.

If your husband had forged your signature, then it will be considered as a fraud. You should contact a real estate attorney and take legal steps against your husband.

A SIGNATURE ON MY QUIT CLAIM DEED WAS FORGED AND NOTORIZED BY MY EX-WIFE IN ORDER TO GER HER NAME ON IT, SHE DIVORCED ME 1 MONTH AFTER MY MOM DIED AND SAW I HAD NO INHERITANCE, NOW AHE'S TAKEN MY LAND TOO, DOES ANY ONE KNOW THE STATUE IN KENTUCKY AND THE CRIMINAL PUNISHMENT FOR SUCH A CRIME.

I HAVE SOLID EVIDENCE AND WITNESSES

trying to change my address at the bank but refused as my signature is different with the one on their system. 3 years on and one of the staff showed the signature they hold on their system which is not my signature. but how come the bank approved all the cheques that i issued with completely different signature?

Hi CEG,

You should immediately contact a real estate attorney and take his help in this regard. If you can prove that a forgery has taken place, then the court will immediately revert back the property to you and take legal actions against your ex-wife.

My exhusband and I had to file taxes together. The child support office took the money but then reissued 2 checks back to us in both of our names and we were suppossed to split the money. He took the checks and signed my name to them and kept the money. I have a copy of the cashed checks. We live in Minnesota I am just wondering what are my options and what could his penalties be.
