Hi all,

It's been a long time since we've all joined hands and helped our community grow. But how well do we know each other? Let's start off by telling you something about myself.

I'm Brian Dela Cruz, Marketing Manager at MortgageFit. I've been associated with this community since April, 2006. And, it's been a pleasure interacting with the people here and helping them to the best of my abilities.

Hello everyone,

I am new to this forum and glad to be among what I hope, are individuals who are as serious as I am about the business of real estate and homebuyers. I have spent the past 41 years of my adult life in the real estate business. I have covered a lot of ground within this broad industrfrom land sales to Wall Street and International Financing. I live real estate and I have been blessed to have a lovely wife who shares my passion and vision. We have worked very closely together for years within and around our community on a local mission as well as a national one since we are both national trainers in real estate and compliance.

I am a country boy from Mississippi living in Los Angeles County. One of my goals is to make sure that new home buyers have a good understanding of home ownership before they sign any 1003 application and for sure the loan documents/HUD-1. As you will see, that I will be truthful in my comments with wisdom from years of experience whether one like it or not. Whbecause I am still seeing borrowers that bought homes for life, but finding themselves losing their home because of a lack of knowledge of the mortgage lending process. The borrowers then lose, but the real estate person makes off with more than deserve moneynever to be seen again.

Education, education, and more education is the key to a complex industry and process. I know a lot, but even me, I will never tell you that I know everything. I cant know everything. What I do kno believe will hell many of you within this forum and those outside this forum. I am excited to be a member of this exclusive group of expert professionals of the MortgageFit team. Dear mortgage professionals,

Our company, based out of Indianapolis, IN helps investors across the country that are looking to purchase turn-key, cash flow investment properties with equity. We typically sell these homes at 70 75% of todays market value.

Many of the deals that we structure are private financing/rate and term refis in which we get our buyer pre-qualified to get a rate and term refi, then we provide seller financing and close with a title company so that the buyer is on title, and finally, the mortgage lender immediately begins the refi process after the private closing is complete in order for our buyer to get permanent financing and pay off our underlying mortgage. We have the capacity to complete 3 5 of these deals per month, and e looking to pick up that volume.

We need a mortgage professional with the following criteria:

Licensed to do business in Indiana

Ability to do no-seasoning rate and term refis since many of our buyers are on title for less than 30 days

Preferably mortgage lenders as opposed to mortgage brokers since mortgage lenders have more flexibility and have direct access to funding. However, wre open to superstar brokers that can get the job done

• A short list of appraisers that you work with in our Indianapolis market. Since i a random process in which an appraiser is selected for our deals, we do want to be in a situation in which a mortgage lender has so many appraisers to choose from that an appraiser unfamiliar with our immediate market is selected to do our appraisals.

Again, we currently have the capacity to provide 3-5 of these deals per month and that volume will increase significantly with the right mortgage professional on our team. Also, I assure you, the buyers we provide to be prequalified will be A+ buyers with good credit and DTI because we don believe in wasting our time or yours.
