Lost title on mobile home

Posted on: 18th Nov, 2007 06:41 pm
A friend purchase a mobile home and lost the title on this home. How can the title be replaced when she does not know the name of the person on the title. The mobile home should have a number on a plate but also unable to locate that. What can be done? Can anyone help.
Hi Berlinda,

You need to get in touch with the local office of the Department of Motor Vehicles (DMV) in order to get a new title issued in your name. You need to provide some proof of your ownership in order to put your name on the title.

Hi JOHN,

You need to contact the county recorder's office in order to get a duplicate title for your property. If it's a mobile home, then you'll have to contact the DMV.

Thanks

lady has not seen ex-husband for a year.Husbands name on title of mobile.Lady wants to sell mobile, how can she do that without his signiture?

Hi angela,

Your parents will have to sign a quit claim deed and transfer the property to you. Once they sign the deed, you would become the owner of the property.

To melody,

It will be difficult for the lady to sell the mobile home without her ex-husband's signature. I would suggest the lady to contact a real estate attorney and take his opinion in this matter.

Take care.

I have been living in a mobile and am going to buy this and property together from him. He purchased it from someonelse with it on the acre as one thing altogether that wasn't ever transferred Well he didn't have the title and we found it had a lein on it then we contacted the bank and it was paid off 10 years ago so it is getting released, then can he file for a lost assigned title since he purchased it from the second party and it be in his name then sign it over to me?

The party transferring the property to you will have to sign a quit claim deed and transfer the ownership of the property to you legally. This will make you the owner of the property and you would be able to record the deed at the county recorder's office.

We purchased a piece of property on which there is a double wide home. This home is permanently attached to a foundation. We wish to sell the home, do not have a title or a vin #. There is nothing inside or out of this trailer with the vin # and therefore cannot obtain title. There is also no information on the manufacturer. Any ideas?

As far as I know, you need to fill out the Form HSMV 82101 - Application for Duplicate or Lost in Transit/Reassignment for a Motor Vehicle, Mobile Home or Vessel Title Certificate in order to get the duplicate title for your mobile home.

Tracy, if you're selling a property that is permanently affixed to a foundation, that's a house, for all intents and purposes. Check with your realtor if you have one, or your lawyer if you have one, and be certain as to the status of the home. If it's now considered real estate, you wouldn't have to worry about a VIN number, as it isn't really a vehicle.
