A friend purchase a mobile home and lost the title on this home. How can the title be replaced when she does not know the name of the person on the title. The mobile home should have a number on a plate but also unable to locate that. What can be done? Can anyone help.
I don't think a real estate lawyer is going to be much help with what is essentially viewed generally as a motor vehicle.
Casey, I would like to think that your friend has documentation demonstrating the purchase of the mobile home. If so, that the previous owner hasn't turned over the title, while not a good thing, may not be so bad. Your friend ought to be able to go the motor vehicle department, where title issues can be resolved, with that documentation. Proving the purchase ought to be what he'd need to do; perhaps they'd issue to him a duplicate title, to replace the one he ought to have received to begin with.

I process a moble home about 14 years ago im now trying to get me a new one but i dont have a title dont no the persons name and come to fined out the traler has 2 liens on it. what should i do
Hi kim,
You're in a tough situation. You will be liable for paying off the liens now or else you won't be able to sell off the property or take out a mortgage on it. You can contact a real estate attorney and take his/her opinion in this matter.
Take care

I want to sell my double wide mobile home in MD. I have no title. the DMV has no record of any title ever being issued. It is on a permanent block foundation on 3.5 acres. In MD mobile homes are catagorized as personal property. The buyer's lender wants to have a title, they will not accept it as real estate. Is there anyway I can get a title?
Hi Margaret,
Unless you are able to show the title of the property, you won't be able to sell off the property. You should contact a real estate attorney and take his/her opinion in this regard. The attorney will be able to guide you in this matter.
Thanks

Hi MARICELA!
Welcome to forums!
You will have to ask the seller to get the duplicate title of the mobile home from the DMV before he sells off the property to you.
Feel free to ask if you've further queries.

I need a duplicate title. My title to my house trailer is lost I want to give this to my sister and put it into her name. H ow can I do this.
Welcome james,
You can contact the DMV in order to get a duplicate title for your mobile home. You can sign a quitclaim deed and transfer the property to your sister. You should contact a real estate attorney and take his help in getting the deed drafted.

au contraire...if the mobile home is considered personal property, then a quit claim deed isn't what you'll want. transferring title to your sister consists of transferring the literal title document - that which dmv (presumably) has issued. you'll be wise to draw up a legal document that stipulates the terms of the transaction, and that would be something that you'd want to discuss with a good attorney. (and not necessarily a real estate attorney, either)
my son bought a mobile home without title, the guy that sold it said he owned it but didn't have the title but that he didn't need it, but then we found out he needed a title, when I called the guy who sold it to the guy who sold it to my son, he said he had no title but possed it and as a landlord had legal right to seize the mobile home because they did not pay the lot rent and had abondoned the mobile home and left the state. Is their a legal way to get a title anyway? NEither one of us knew anything about buying a trailor. Now what can be done. to legalize.
Hi Pearly,
Your son is in a tough situation. Your son should immediately contact a real estate attorney and take his opinion in order to get the title of the property.

Forget about the "real estate" part of the description of the attorney needed. A mobile home is personal property, not real estate, so you don't need one who specializes in real estate matters. By all means, however, find a good lawyer - one who can help explain what is needed to be done to protect your son.
