Hi all,
While participating in this community forums, I have often found people looking for online forms especially those related to quit claim deed.
The forms on quit claim deed are different in each state as they are in accordance with the state laws. I have tried to collect a number of quit claim deed forms which are available in the government websites of the respective states or counties.

Generally speaking, a Warranty Deed is conveying title from a granting party to a receiving party, and the Grantor (seller) makes certain "warranties" to the Grantee (buyer, or receiving) party, such as the property being in a PUD, or having a specific lien against it. The Quit Clain Deed is known as a "clean up deed", as it is used for a variety of reasons, such as a family member to another family member, or a husband to a wife. It is also a conveyance from a granting party to a receiving party, but WITHOUT any warranties as to encumbrances or status of the property.
