Hi Guest.

Welcome to the forum.

Your father can use a quitclaim deed to transfer the property to you. But is there any mortgage on the property then your father needs take confirmation from the lender before he sign the deed.

To know more about the quitclaim deed check out the article at http://www.mortgagefit.com/quitclaim-deed.html

Feel free to ask if you have any further questions.

Best of luck,

I want to change the the name on my mortgage from my personal name to my company name?
Posted on: 15th Aug, 2008 08:54 am
hello john.

welcome to the forum. you may refinance the mortgage and turn it on your company's name but for that reason you will have to talk with the mortgage company. if the present mortgage company doesn't approve you to refinance the mortgage on the company's name then you can shop for other lenders.

ask the community if you have any more questions.

Hi mary,

Welcome to our community forums.

You can file an Affidavit of heirship in order to remove your deceased mother's name from the deed. The affidavit should be recorded at the County Recorder's office. Know what Heirship Affidavit is all about.

I own a home with my 4 siblings. We'd like to take one name off of the deed. We live in the state of California and the mortgage is paid off. How do we do this?

Hi Nay!

A quitclaim deed will help you in removing the name from the deed. Once you do that notarize and file the deed.

Thanks,

Jerry

Hi DARRYL,

If you wish to transfer property to your son, you can use a grant deed and sign it over to him. But prior to the transfer, check out the loan doc as to if the transfer would incur any penalty or whether the lender would call the loan due upon any change in the title.

Know more about grant deed from a previous discussion on this topic.

Regards,

Jessica.

How do we go about getting my name and my mom's name on our home and some property we own. My dad has a will stating it goes to my mom and I. How do we go about getting it switched over?
Posted on: 18th Jan, 2009 11:39 am
Hi connie!

Welcome to the forums!

As your dad has left a will, that will needs to be probated. Once the probate is complete, you need to file that will at the county recorder's office and get the property transferred in your name and your mother's name.

Feel free to ask if you have further queries.

I owe a mortgage on my house and I am inquiring if I should Quit Claim the deed in survivorship over to my sons? Or should I keep my name on it as well. With the economy the way it is, should I get behind on my unsecured debt a a judgment lien placed i am hoping it would not survivor should I pass.

Any suggestions?
