Get someone off the title of a house

My daughter was living with a man for 10 years. They bought a house together. Both their names are on it. They broke up, he does not want the house. How does she get him off the taxes & the mortgage.
i want off the deed and title of the house my husband are buying...We are divorcing and i am giving the house to him

Hi maxine,

If you want to give up your interest in the property and hand it over to your husband, you can sign a quit claim deed. Get the deed notarized and recorded to validate it.

in order to get your name off the property, you will have to sign a quitclaim deed in your husband's favor. as far as the mortgage is concerned, your husband will have to refinance it in his name.

My husband and I are both on the deed to our home. He wants to get a reverse morgage and I refuse to sign for this. Please tell me if he can do so without my consent

Hi Shirley,

In order to get a reverse mortgage, one has to be of 62 years of age. If your husband is of 62 years of age whereas you are not, then you will have to remove your name from the property deed. If you do not remove your name from the property deed, then your husband won't be able to get a reverse mortgage.

My ex husband and I own a morgage free house When we needed a morgage we did not qulify so he got his parents ton co-sign. now they want a third of the house. are they intitled just because they co-signed?

I hope the parents have their names on the property deed. In that case, they can always claim their ownership in the property.

hey, my friend has been paying for half the mortgage with her bf thru their joint account. her name is on the mortgage but not the title. she just found out he cheated on her and she wants to kick him to the curb, but she's afraid he's gonna keep the house since the title is only his name. is there anything she can do or needs to do to make sure she gets her half?

In order to claim her share of the property, she will have to add her name to the property deed. She can ask her boyfriend to sign a quitclaim deed and add her name to the property deed. Once she does so, she would be considered as one of the owners of the property.

Parents own house with married daughter; husband is not on mortgage or title. Daughter wants to quickclaim off house so her soon to be ex will not try to attach onto house. How long in advance does the quickclaim need to be done. Is it leagal?

Hi Mary,

As the husband's name is not on the property deed, he will not be able to claim the ownership of the property. So, I don't think there's any need to transfer the property to the parents. In case, if it's a community property state, then property purchased before marriage will not be considered as a part of the community property.

My boyfriend and I bought a house together two years ago right before the housing market fell under. Only my name is on the mortgage but both our names are on the title. He wants to remove his name off the title "incase" a forclosure is inevitable, in which case I will be the who gets hit! If my house forecloses andhe is removed can his credit history show a foreclosure? And how long does it take for him to me removed from the title so I can kick him out!

Hi Nikki,

As your boyfriend's name is only on the title of the property, his credit will not be affected if the property is foreclosed upon. You can ask him to sign a quitclaim deed and transfer the property to you. This will make you the sole owner of the property. Then you can ask him to leave the property.
