My daughter was living with a man for 10 years. They bought a house together. Both their names are on it. They broke up, he does not want the house. How does she get him off the taxes & the mortgage.
Hi cindy,
Your son's ex can sign a quit claim deed and transfer her share of the property to your son. While you record the deed, your son will have to pay the stamp doc fees, deed recording fees, etc. The fees will vary from one state to another. You can contact the county recorder's office and they can help you in this regard.

2nd party is on the deed of the house (not the mortgage)and refuses to sell or buy me out. 2nd party will not provide a offer they will accept. I am in court now (which will take two years). How can you removed a 2nd party from the deed?
Hi Guest,
You can file a partition lawsuit in the court and sell off the property. The sale proceeds will help you in paying off the mortgage balance. If there remains and excess amount from the proceeds, it will be divided amongst both of you.
Thanks

I want too get my brother the deed my mother left me
Hi Joann,
If the property is free and clear, then you can use a warranty deed to transfer the property to your brother. If there is a lien on the property, then you will have to use a quitclaim deed to transfer the property.
Thanks

Welcome Dianeb,
You and your siblings can sign a quitclaim deed in your uncle's favor and transfer the property to your uncle. This will make your uncle the sole owner of the property and you and your siblings won't remain the owner of the property.

Husband & I getting divorced..His name is on the deed & mortgage..He is leaving the house 2 me..need to take name off deed but not off mortgage. Is that possible.
Hi Ronnie!
Welcome to forums!
You can ask your husband to sign a quitclaim deed in order to remove his name from the property deed. This will make you the sole owner of the property. However, as your husband's name will remain on the mortgage, both of you will be liable for the mortgage payments.
Feel free to ask if you've further queries.

Welcome leonel,
As she is one of the owners of the property, she can claim the sale proceeds once the property is sold off. If she refuses to pay or refuses to sign off the title, there is hardly anything you can do. Nevertheless, you can contact an attorney and take his opinion in this matter.

I've been taking car of my mom, living with her for the past 6 years. She wants my name on the house with her. It is paid off, except for a city loan, due upon her death, or sale of house.
How do we go about putting my name on the house with her?

Hi jackie,
You should contact a real estate attorney and he will help you in drafting a quitclaim deed which will help you adding your name to the property deed.
Thanks

I would like to tkae my family member off my title of home. I did need need him as a co-sighner. My houdnad and I hvae no problems paying the mortgage But i want him off the title. Right now our crdit score ie about 600 what can we do???
Hi Maureen,
With a credit score of 600, you might get a FHA loan. You won't be able to qualify for a conventional loan. You should contact the local FHA lenders and apply for a loan. The lenders will check your financial situation and let you know whether or not you'll be able to get a mortgage.
Thanks
