Get someone off the title of a house

My daughter was living with a man for 10 years. They bought a house together. Both their names are on it. They broke up, he does not want the house. How does she get him off the taxes & the mortgage.
this was mine:

since the two sons were owners of the home from 2001 on, then they are absolutely liable for any claims against the property between that time and the sale date in 2008. of course, it is wise and perhaps most worthwhile to dispute the county's claim.

me and my sister inherirted an 2 family house. Took out some equity and have a mortgage. Sister live in house, feud with everyone i try to rent too. Now house in foreclosure because sister doesnt feel like she should pay no money cause loan in my name and sister havent had a job in the past 3 years and been giveing me her portion of the loan. Trying to get her name off title and loan how so I can refinance and kick her out and rent out

Hi Guest,

You will have to ask your sister to transfer the property to you by signing a quit claim deed. Once she does so, then you would be able to refinance the loan in your name. Thus, she won't have any rights to the property and you would be able to rent it out.

we have our closing coming .Mortgage is on my husband, but on title we would like to be both of us.Can someone refuse us in this (i mean bank or lawyer?)or this is our personal right to decide who should be on the title?

Hi natalia,

Both of you can be on the title of the property and your husband can be the borrower of the mortgage. Your loan won't be denied for the fact that both of you are on the title while your husband alone is on the mortgage.

My partner and I own a house paid for but have and equity loan against it in both names after 28 years he decide to move out to live with his daught I think its old age I have his POA what can I do to get the possession of the house as he not paying any bills I am what are my right we did a lot of home improvements paid for with my inhertance. Title reas Joint tenants w/right of survivorship

You will have to change the property deed solely in your name and then refinance the loan and pay off the mortgage dues on time. As you have a poa on behalf of your partner, you can use it and change the property deed. You can even take the help of an attorney in order to know what steps you need to take to transfer the property in your name.

i too bought a home with someone who abandoned the house and mortgage. She filed bancruptcy but has refused to sign a Quit-deed. I am unable to refinance because my credit is now in the toilet since she stuck me with everything. Is there something I can file in the court to get her removed from title so I can apply for loan modification?

Welcome to forums!

If the other owner has included the property and the mortgage in her bankruptcy filing, then it will not be possible for you to remove her name from the deed. Also, the lender will not give you a modification as the loan is included in bankruptcy.

I have heard to get a reverse mortgage both people on title have to be at least 62. I'm only 58, husband is 63. If I get off the title then we could take advantage of this type mortgage right? (Our house is paid for) Is it hard to get my name off title??

Hi Huskymamabrown,

It is true that in order to get a reverse mortgage, the owners of the property should be 62 years of age. As you're 58 years old, you will have to quit claim your interest in the property to your husband. In order to do so, you need to sign a quit claim deed. Once the deed is signed, your husband can record the deed at the county recorder's office. Then he can apply for a reverse mortgage.

My mother got into debt so bad that she was going to lose her house. My husband & I got on her title with her then refied & took her off the mortgage, so she is only on the title & does not live in the house anymore. How do i get her off the title? I heard you can only quick claim if we were on the title when it was she first purchased the home. Since that is not the case, how can i remove her. She continues to spend & her debt is getting higher and i am nervous that we could lose the house if she claims bankruptsy since she is on title.

my son's ex name is on the title but the morgage!! She does want her name off the title a1dDoes it cost money to take her name off?? How much??? About??
